Lighting Upgrade – School, Manhattan, NY
Located in the heart of Manhattan, this impressive 51,286 sq.ft. school—boasting a modern stone and glass facade completed in 2015—embarked on a mission to modernize its lighting system with a focus on efficiency and sustainability.
To support this goal and enhance the learning environment, Chapter Green Compliance was engaged to oversee a comprehensive lighting upgrade. The scope included replacing outdated fluorescent fixtures with advanced LED lighting and integrating smart occupancy controls throughout the building.
The retrofit covered classrooms and corridors from the 2nd to 6th floors, as well as specialized areas such as the music room, cafeteria, fitness room, and conference room. The LED installations delivered enhanced brightness, visual comfort, and clarity, while occupancy sensors optimized lighting usage by responding to room occupancy—minimizing energy waste and reducing utility expenses.
The project achieved an estimated 60–70% reduction in lighting-related energy consumption, significantly improving safety and comfort for both students and staff.
It also ensured compliance with ASHRAE 90.1 and NYC energy codes. Overall, the school now saves approximately 98,000 kWh annually, translating to more than $21,000 in yearly energy cost savings. In addition to energy efficiency, the upgraded system reduces maintenance requirements and extends the life of lighting equipment, offering lasting operational benefits.
TRV Installation – Commercial and office building in Midtown Manhattan
Standing as a landmark of both history and modernization, this 165,000 sq.ft. commercial and office building—prominently located in Midtown Manhattan—was originally constructed in 1911 and extensively renovated in 1965. Blending classic architectural elements with a modern stone and glass façade, the building has taken a significant step toward enhancing energy performance and occupant comfort through a comprehensive heating system upgrade.
Chapter Green Compliance was engaged to improve heating efficiency by installing 220 Thermostatic Radiator Valves (TRVs) throughout the building. The goal of the project was to optimize temperature control, reduce energy waste, and improve thermal comfort for tenants.
Our team conducted a detailed site assessment to identify radiator locations and determine compatibility with TRVs. After selecting suitable valve models, we proceeded with installation and calibration, ensuring seamless integration with the existing heating infrastructure. The project also included system testing and staff training to support proper operation and maintenance.
Operating with an annual usage of approximately 32,867 therms, the building achieved a reduction in natural gas consumption of 4,950 therms following the TRV installation. This substantial improvement not only cuts energy costs but also supports compliance with New York City’s energy efficiency and emissions reduction mandates.

Pipe Insulation Project – multifamily residential building in Brooklyn, NY
This 88,950 sq.ft. multifamily residential building in Brooklyn, NY—built in 1930 with a classic brick and steel façade—features six floors and 79 residential units. As part of ongoing efforts to improve energy efficiency and occupant comfort, the building recently underwent a targeted pipe insulation project focused on reducing heat loss and improving overall system performance.
Chapter Green Compliance was engaged to improve system efficiency and reduce heating costs by insulating all exposed steam risers in the basement, boiler room, and common hallways.
Following a detailed on-site assessment, our team identified key piping sections where insulation would have the greatest impact. High-performance insulation materials were professionally installed in accordance with local codes and industry standards to ensure maximum heat retention and system performance.
As a result of this upgrade, the building is expected to save approximately 894 therms annually in heating energy, leading to meaningful reductions in both utility expenses and greenhouse gas emissions. These improvements support the property’s long-term sustainability goals and help meet New York City’s energy efficiency requirements.

Online Heat Monitoring System Implementation – Multifamily Building, Queens, NY
Driven by the need for smarter, more sustainable heating, this 75,648 sq.ft. multifamily residential building in Queens, NY—built in 1930 with a classic brick and steel façade—rises six stories and houses 66 residential units.
Despite its solid structure, the building struggled with inefficient steam heating, inconsistent indoor temperatures, and high energy costs due to the absence of real-time monitoring. With an annual natural gas consumption of approximately 44,947 therms, a modern solution was essential to improve performance and control.
To address these inefficiencies, Chapter Green Compliance implemented an advanced online heat monitoring system integrated with strategically placed indoor temperature sensors throughout tenant units. This system provides real-time data on indoor conditions, allowing the boiler to dynamically adjust its operation based on actual occupancy and heating demand.
This shift from a reactive to a predictive control strategy significantly enhanced the building’s heating performance, enabling smarter and more energy-efficient boiler operation.
Following the system installation, the building achieved a reduction of approximately 7,100 therms in annual natural gas usage, bringing total consumption down to around 37,847 therms. This improvement translates to substantial cost savings, better occupant comfort, and improved compliance with New York City’s Local Law 97.
From an environmental standpoint, the project contributes to a reduction of roughly 38 metric tons of CO₂ emissions annually—supporting both the building’s sustainability goals and broader citywide efforts to combat climate change.
